The last thing you want is to buy a house with two doors. I didn’t do a sex offender check in the area before I bought my house, but you better believe it was one of the first things I did. While writing this article, I looked up my address and found seven registered sex offenders living within a 2 mile radius of me. Four of them were third-degree sex offenders, one had a child pornography felony, and the other two were listed as “other.” Make sure you know where they live and think carefully about where we buy a home. Search for sex offenders on: Criminal Watchdog and Family Watchdog. To show you what a search can turn up, I searched for sex offenders near the White House in Washington, DC, and here’s what I found! Let’s hope your next neighborhood search isn’t so colorful!

I’m not a scientist, but let me summarize what I read about radon on the Environmental Protection Agency (EPA) website. Radon is a colorless, odorless, radioactive gas found in every 15th home. Rocks and other materials break down into the ground and naturally release radon (even granite countertops release low levels of radon – I had no idea!). Outside it is low, but indoors it can be very high. Above safe levels can cause lung cancer. Scary stuff!!!

Our agent recommended we do a radon test and sure enough there is radon. I can’t even say what the level was. I can’t ask. But it should be less than 4.0 PUC/L, which it is not. Aradon Restoration Company installed an exhaust fan in the weekend house (the seller paid about $600 for it, I think). Then it should be below 4.0 PUC/l. Even though “they” (ie the experts) say it’s safe after radon remediation, if I had it to do over again, I’d buy a different house. That doesn’t mean it’s dangerous now, but still…

This is what the radon tube looks like in our basement. It comes out and we need to check the vacuum level to make sure it is working properly.

Recently (as of April 2019) I was cleaning out this utility room in my basement and noticed that the little blue fluid level on the dipstick was level and even (one side of the blue level should be high). This means that the radon vacuum is not working. It cost about $250 to have radon remediation people come and vacuum the outside of the house.

The thing is, there was no alarm to let me know it was broken. I noticed that both blue levels were at ZERO. Who knows how long it was destroyed, so we are breathing radon. If you’re buying a home with radon like mine, I recommend setting a reminder and checking the vacuum level at least every few months.

Do you need to shovel a long driveway at 5am in the winter before you go to work? Otherwise, you either have to pay someone to do it, or don’t buy a house with a long driveway.

Don’t just dream of beautiful lawns and patios. Check out the gutters! Gutters are an expensive home repair! We got quotes for them from the top companies in the area and they were always around $5000, although I’m sure they could be had for $3000. Still…thousands of dollars! Do any of them look crooked? If it rains, will the water run down the gutters (which means too much water to the foundation, which means water in the basement)? Are there fences? Are they doing well? Ask the sellers how well the guards work to keep out leaves and debris. Easy maintenance gutters mean draining water down the gutters – again too much water into the foundation. Are the sewer pipes in good condition? Where does water flow in low-lying areas? Is the water flowing near the house or outside the house?

I think buyers should hire their own home inspector to avoid a conflict of interest. Most agents will recommend a list of inspectors. that’s good. But don’t forget to choose yours

. You need someone who will be completely unbiased during your home inspection. I am so sorry I didn’t choose my home inspector. I didn’t know anything about the selection, although I’m sure my agent would have suggested something. But I went with her home inspector. To be honest, I think he could have been more objective. I feel like he downplayed things that should have been a tip off, like the smell in the basement… mold on the ceiling (that’s crazy…) and a more impartial inspector (or even a more qualified, maybe more qualified ). ?) would have warned us. I hired another home inspector a year after we moved, and I have to admit that this inspection felt more thorough (if not less scary!).

. Is there a hospital nearby? Ambulance driving at 2am with sirens blaring? Is there an airport nearby and noisy planes landing at 10pm while you’re in bed? What about the nearest trains? Do they blow their horn? Does anyone live in the neighborhood who works with their power tools at all hours of the day or night? You should know that.

. Sometimes a home looks brand new because investors recently bought the property at a discount, renovated it, and then re-listed it for a profit. If so, no problem. Do your research and ask your real estate agent if this investor has a good reputation for quality rehabs.

Day? Is this acceptable to you? If you find a house you really like, wake up extra early and see if you can hit the road the same morning you buy the house. How about an evening trip? Instead of driving home, drive to the “new” future home. If you can’t handle travel, this is not the home for you, no matter how “perfect” it may seem.
