The last thing you want is to buy a house with two registered doors on the side. Checking the area for sex offenders isn’t something I do before buying a house, but you better believe it’s one of the first things I do. At the time of writing this article, I looked up my address and found seven registered sex offenders living within 2 miles of me, luckily not near me. Four of them had third-degree sex offenses, one had child pornography offenses, and the other two were listed as “other.” Make sure they know where they live and think carefully about where you buy a home. Just to show you what a search can turn up, I searched for sex offenders in Washington, D.C., near the White House, and here’s what I came up with! I’m not a scientist, but let me summarize what I read on the Environmental Protection Agency (EPA) website about radon. Radon is a colorless, odorless, radioactive gas found in about one in every 15 homes. Rocks and other things in the ground break down and radon is released naturally (even granite piles release low levels of radon – I didn’t know that!). It is found at lower levels outdoors, but can be much higher indoors. Above a safe level, it can cause lung cancer. Horror!!!

Our agent recommended we do a radon test to make sure there is enough radon. I can’t even tell you what level it was. I was too naive to ask. But it should have been less than 4.0 PUC/L and it wasn’t. Aradon Remodeling Co. installed an exhaust fan in the house that blows out the vent (I think the seller paid, about $600). After that, it should test below 4.0 PUC/L. Even though “they” (ie the experts) say it’s safe after the radio is fixed, if I have to do it again, I might buy another house. That doesn’t mean it’s not safe now, but still….

Here’s what the radon tube looks like in our basement. It works from the outside and we just need to check the vacuum levels to make sure it’s working properly.

Recently (as of April 2019), I was in my basement cleaning this utility area and noticed that the small blue liquid levels in the indicator are even and level (one side of the blue level should be higher). This means that the radon vacuum is not working. It costs about $250 for radon remediation workers to come and fix a home’s exterior vacuum.

The thing is, there was no alarm to alert me that it was broken. I just noticed that the two blue levels are also at zero. Who knows how long it has been broken, so we are breathing radon. I recommend that if you are buying a home with radon mitigation like mine, that you set a reminder and check the vacuum level at least once a month.

Don’t just fantasize about beautiful lawns and yards. Check out the grooves! Gutters are an expensive home renovation! We got bids on them from top companies in the area and there were always bids around $5000, although I’m sure you can get them for $3000. Still… that’s thousands of dollars! Do any of them look crooked? If it rains, do the gutters overflow (which could mean extra water up the foundation which could mean water in the basement)? Is there drainage? Do they work well? Ask vendors how well the guards work to keep out leaves and debris. Gutters that are loosely attached mean water is pouring down the gutters – again, too much water to the foundation. Are the pitchers in good condition? Where do the lower stems drain the water from? Is the water discharged near the house or away from the house?

To avoid a conflict of interest, I think buyers should shop for their own home inspector. Most agents recommend a list of inspectors. No problem, but make sure you choose yours

. You want someone who is completely unbiased when they inspect your home. I regret not choosing my own home inspector. I knew nothing about the selection, although I’m sure my agent recommended it. But I went with his home inspector. And honestly, I think he could have been more objective. I feel like he picked up on things that should have been red flags like the musty smell in the basement… mold in the ceiling (that’s a whole “post…” and what could have been a more (or more) unbiased inspector. (At least. With experience, perhaps?) was warning us. I hired another home inspector a year after moving in, and I have to admit that the inspection seemed much more thorough (if not more boring!).

The noise you hear during the day, when people are at work, can be different from the noise you hear at night. Be sure to walk around the house during the day

. Is there a hospital nearby? Does the ambulance leave at 2am with sirens blaring? Is there an airport nearby with loud planes landing at 10pm, just as you are going to bed? What about trains nearby? Are they ringing? Is there a person who lives in the neighborhood and struggles with power tools at all hours of the day and night? You must know this

Just do your research and ask your real estate agent if that particular developer has a good reputation for quality renovations in the area.

Today? Is this acceptable to you? If you find a house you really like, get up early and see if you can make the morning commute while shopping for the house. What about an evening trip? Instead of going home, go to your “new” futuristic home. If you can’t get around it, no matter how “perfect” it looks, it’s not your home.

This is what the home inspector will tell you during the inspection, but my point is: look for this information when you’re outdoors! Think about it
