So, I wanted to write a follow-up article with even more questions to ask before buying a home! So remember to read PART 1 of the questions you should ask when buying a house. And for all 30 questions, enter your name below to download the first-time homebuyer checklist.

The last thing you want is to buy a house next to a house listed two doors down. Checking the area for sex offenders wasn’t something I did before buying a house, but you better believe it would have been one of the first things I would have done. As I was writing this article, I looked up my address and found seven registered sex offenders living within 2 miles of me, luckily not in my immediate area. Four of them are guilty of third-degree sex crimes, one is guilty of child pornography and the remaining two are listed as “other.” Make sure you know where they live and think carefully about where we buy a house. I’m no scientist, but let me summarize what I read on the Environmental Protection Agency (EPA) website about radon. Radon is a colorless, odorless radioactive gas found in about 1 in 15 homes. Rocks and other things break down in the ground and radon is released naturally (even granite countertops emit small amounts of radon – I had no idea!). It is found at lower altitudes outdoors, but indoors it can be much higher. Above the safe limit, it can cause lung cancer. Scary stuff!!!

Our representative suggested we do a radon test and it was definitely radon. I can’t even tell you what the score is. I was too naive to ask. But it should have been less than 4.0 PUC/L but it wasn’t. Aradon remodeling company installed an exhaust fan in the house that opens to the outside (I think the seller paid for it, about $600). It must then test below 4.0 PUC/L. Even if “they” (i.e. the experts) said it was safe to have radon cleanup done, if I had to do it all over again, I probably would have bought another house. That doesn’t mean it’s not safe now, but still…

This is what the radon tube looks like in our basement. There is a ventilation system on the outside and we just need to check the vacuum level to make sure it is working properly.

Recently (as of April 2019), I was cleaning this utility area in my basement and noticed the small blue liquid level on the indicator light was even and flat (the blue side should be higher ). This means the radon extractor is not working. It costs about $250 for radon removalists to come and fix the vacuum cleaner outside the house.

The problem is there’s no warning telling me it’s broken. I notice that the two blue points are both at ZERO level. Who knows how long it has been, meaning we have been breathing in radon. I recommend setting reminders and checking the vacuum reading at least every two months if you buy a home with a radon protection system like mine.

We received bids from major companies in the area and the bids were always around $5,000, although I’m sure you could get them for $3,000. However… that’s thousands of dollars! Do any of them look bent? If it rains, does water flow through the gutters (could mean there’s too much water next to the foundation, could mean there’s water in the basement)? Are the gutters in the right place? Do they work well? Ask the seller how well the guards do at keeping leaves and debris out. Lightly supported gutters mean water flows through the gutters – again, too much water next to the foundation. Are the drains in good condition? Where is the sewer? Does water flow near the house or far from the house?

To avoid conflicts of interest, I think buyers should have their own home appraised. Most dealers will recommend a list of inspectors. It’s OK. But be sure to choose yours

. You want someone who is completely unbiased when you do your home inspection. I regret not choosing my own home inspector. I don’t know anything about the selection, although I’m sure my agent could have recommended someone. But I went with her home inspector. And honestly, I think he could be more objective. I feel like he minimized things that should have been warning signs, like the musty smell in the basement…mold found in the attic (that’s the whole ‘nutha post. ..), and things that perhaps a more neutral observer would see (or perhaps even more likely?) would alert us to. I ended up hiring another home inspector a year after we moved in, and I have to admit that the inspection seemed a lot more thorough (if not less intimidating!).

. Is there a hospital nearby? Will the ambulance arrive at 2am and will there be a siren? Is there an airport nearby and noisy jets land at 10 p.m., just as you’re settled in? What about nearby trains? Do they blow the whistle? Is there a guy who lives next door and operates his power tools at all hours of the day? You must know this.

Day? Is that acceptable to you? If you’ve found a house you really like, get up early and see if you can run it in the morning at the same time you buy the house. What about evening trips? Instead of going home, drive to your potential “new” home. If you can’t stand the commute, it’s not the house for you, no matter how “perfect” it may seem.

This is something the home inspector will tell you during the inspection, but here’s my advice: look for this information when you’re at the open house! Think about this
