An excellent option is to have a home inspection when a client purchases a home using a grant, which helps reduce the risk to the beneficiary’s health, welfare and safety. Longer-range renovation professionals look for health and safety concerns during an initial home inspection by potential buyers, but this is not a substitute for a formal home inspection by a professional service provider.

The City of Lawrence offers housing programs to Lawrence homeowners and first-time homebuyers through the Department of Community Development. First Time Homebuyer Programs In Michigan

Low- and moderate-income homeowners may be eligible for grants and/or loans provided by the City of Lawrence under the Rehabilitation Program to repair/renovate properties located within the City. Our primary goal is to eliminate violations of building and sanitary codes and reduce the incidence of lead poisoning among children by increasing the availability of lead-free housing. The program offers low interest loans, delayed repayment loans and/or assistance with a right of occupancy property that has a right of occupancy.

The First Time Home Buyers (FTHB) program is designed to assist moderate-income families who purchase a home and own property in Lawrence County. The City can assist qualified homebuyers with down payment and closing costs through the Home Equity Investment Fund.

Financial assistance is available in the form of a zero interest loan (second loan) with no monthly fees for the life of the loan. Loans are forgivable provided the buyer/borrower meets affordability restrictions and the repayment period has passed.

The affordability restriction requires the buyer/borrower to reside in the property as their primary residence, maintain the property and not withdraw any equity from the property throughout the affordable period. The duration of the qualification depends on the amount paid. If purchaser receives an award valued at less than $14,999, a five (5) year eligibility limitation will apply. If the buyer pays between $15,000 and $25,000, the ability to pay limit is ten (10) years.

Repayment of a home loan based on a home sale, refinance, home equity loan or line of credit, transfer, or pursuant to the terms of a home buyer soft loan and/or city default. Term loans payable.
