Florida Housing has several types of loans for first-time homebuyers, including the Florida First federally guaranteed loan program and conventional HFA loan programs. Florida’s Hometown Heroes Housing Program aims to help law enforcement, firefighters, educators, health care professionals, child care workers and other frontline workers affordably own a home.

The program is sponsored by the Florida Housing Finance Corp. operates by providing down payment and closing cost assistance to first-time home buyers with income to purchase a home in their community.

The Down Payment Report

Through Florida Housing, qualified borrowers can receive up to $7,500 at 0% interest on a deferred second mortgage to use as a down payment on a conventional loan. (If you get an FHA, VA, or USDA loan, qualified borrowers can receive up to $10,000.) Repayment is deferred until the home is sold or the borrower moves or the borrower refinances the mortgage.

This program gives qualified borrowers 3, 4 or 5 percent of the home’s purchase price to be used as a down payment and closing costs. This second mortgage is forgiven after five years.

This program offers buyers financing of up to $10,000 in the form of a second mortgage with an interest rate of 3%. The mortgage must be paid off within 15 years unless you move, refinance, sell or transfer ownership of the property. In these cases, the balance must be paid in full.

There are also a number of national programs designed to help first-time homebuyers. These include FHA, USDA and VA loans, as well as some more specialized programs based on your mortgage lender or if you plan to renovate your new property. See our instructions for more information.
