Florida First Time Homebuyer Assistance Programs

You’ve probably seen videos on TikTok that promise too good to be true. California offers free loans to help you buy your first home. The good news is that the program actually exists! The bad news is that you are already out of money.

Two weeks ago, the California Housing Finance Agency launched the California Dream for All Co-Definition Loan program, which offers 20% of the purchase price of a home or condo to qualified first-time buyers. This assistance was only available to families with incomes below CalHFA’s income limits ($180,000 in Los Angeles County and $235,000 in Orange County).

State lawmakers set aside $500 million for the program as part of the 2022-23 budget. But funding shortfalls forced Governor Gavin Newsom to propose a 40% cut. So when CalHFA launched the program late last month, it was allocated only $300 million and was expected to help about 2,300 homebuyers.

On Friday, the CalHFA website announced that all funds were “closed.” If you’re not ready to take out a loan yet, you’re out of luck—at least for now.

Cathy Phillips, director of communications for CalHFA, said there will be more grants for the program at any one time. “But we cannot predict whether this will happen in the coming months with additional funding [from the state budget], or whether the principal repayments will come back in the coming years to help additional families,” Phillips said.

“This program is designed to recover [loans],” she said. But it won’t start until the loan is repaid.”

To be notified when the program resumes, sign up for CalHFA updates on the agency’s website.

The loan, which can be used for down payments and closing costs, is structured like a second mortgage and is not paid monthly. Moreover, it does not charge interest like a normal loan. Instead, when the mortgage is refinanced or the home is resold, the borrower repays the original loan plus 20% of the increase in the home’s value.

Assistance For First Time Home Buyers

If the home eventually sells for the same or less than the purchase price, the buyer does not need to pay the additional 20%.

For this type of loan, the effective interest rate is equal to the average annual increase in the value of your home. According to CalHFA, California has seen a long-term increase of about 5 percent, but the rate of increase varies widely from year to year.

“For example, in 2008, property values fell by 35 percent,” the agency said. “In contrast, property values increased by nearly 40% between 2020 and 2021.”

There is an upper limit to the audit amount. Regardless of how much the home’s value increases, borrowers can pay 2.5 times the original loan amount.

What Is The Average Down Payment On A House In 2023?

To receive a loan, borrowers must complete a homebuyer education and counseling course (online and in-person class options are available on the CalHFA website) and a free online course specifically for co-appraisal loans.

Another unusual feature is that the program is designed to assemble itself. “Revolves” debt. This means that when the borrower repays the loan, the money can be returned to the new borrower.

Low Down Payment Mortgages: Your 2023 Guide

Down payment assistance provided by the CalHFA DREAM program can be used to lower down payment and/or closing costs. A grant is an interest-free, deferred loan. This means you don’t have to sell, refinance or pay off your mortgage until it’s paid off.

The low-interest loan that the program provides is a fixed-rate loan with a 30-year term. Interest rates are generally lower than market rates, which can help make home ownership more affordable.

Overall, the CalHFA DREAM program is designed to help people achieve home ownership.
